Before you move in, our maintenace staff will make sure your unit is cleaned, painted, and all appliances are working properly.
No you do not have to be present unless you would like to be. Although, we do always ask for permission to enter before entering your apartment.
We do have on-site maintenance. They will also be able to assist you in any emergencies made after 5 pm.

We love our amenities! We have 24 hour concierge and security, co working office, exhibition kitchen, event rental space, outdoor courtyard, 2 story fitness center with free weekly fitness classes, aquaterra and saltwater pool, indoor and outdoor parking, bike room, pet grooming room, urban farm, monthly resident events, and much more!
Our aquaterra is available from 8 am -10 pm all year long. During pool season, pool hours are Mon-Thu 12-8 pm and Fri-Sun 10 am - 10 pm.
Absolutely! We have 5,000 sq ft dog park located next to our building and have a dog grooming room in the garage level.
The standard appliances in all of our units are stainless steel and energy efficient refridgerater/freezer, stove/oven, microwave, dishwasher and a washer and dryer.

Yes, we do require renter's insurance. We work with epremium but you may also use your own preferred insurance company.

Yes, you can terminate your lease but you may have to pay additional fees. All of these costs will be explained before you move in.
You may set up your utilities by contacting Pepco. The water is billed through the Pearl with your monthly rent.
The Pearl handles all waste management but the resident is responsible for their electric and water.
We are in walking distance of the Silver Spring Metro (red line) and Paul Sarbanes transit center which has more than 30 bus bays serving Montgomery County Ride - On, VanGo and The UMD shuttle. The station also has service to the MARC train.
